We’ve compiled some informative FAQs to help you understand a more about the Homes By Roth building process. Please contact us if you need further information. Our home building process is centered around you and we’d love to meet you to discuss what you want in a new home.

  • The appliances in your home are covered by the manufacturer. It is the homeowner’s responsibility to contact the manufacturer and schedule service appointments. We recommend that the appliance manuals be filed with the home warranty paperwork in case there are questions regarding appliance operation. Remember to register all appliances with the manufacturer.

  • Any chips, scratches or gouges in the tile are not warranted after move in. Aging and seasonal movement may cause tile grout to crack. These are seen as normal occurrences inherent to home settlement and longevity of the tile is seen as a matter of regular home maintenance. Homes By Roth suggests using non-abrasive cleaners on the tile and to repair grout as needed.

  • It is a warrantable repair that is covered in the first year of ownership unless it is due to damage. An example of damage would be excessive moisture left on the flooring.

  • Unfortunately, the Homes By Roth warranty does not cover landscaping, trees, shrubs and grass. At the time of planting, Homes By Roth ensured that the sod, trees and plants were alive and continued proper maintenance so the plantings could thrive. Circumstances beyond our control, including the weather and homeowner lawn maintenance are reasons why Homes By Roth cannot warrant landscaping.

  • The fence is maintained by the homeowner. Homes By Roth recommends that the fence be sealed soon after closing in order to help the wooden fence last longer against the elements. However, the gate is covered under the 1st year home warranty. Continuing to keep the fence in good working order is a part of regular homeowner home maintenance.

  • If your electrical outlets aren’t working, they’re most likely the GFCI (ground fault circuit interrupter) outlets. GFCIs detect imbalances in the electrical current and quickly shut off the power to minimize the risk of shock. GFCI protection is most commonly required in locations where electricity is likely to come into contact with water.

  • There is a light switch in the garage that controls one exterior outlet. To power the outlet, simply turn on the switch. This is a holiday lighting outlet, but can be used anytime a homeowner needs additional exterior electrical outlets.

  • It typically takes 24-48 hours business hours to respond to a warranty request. Once we’ve responded, we will work with you to schedule the needed repair. If your warranty request is an emergency, we will respond, and schedule your repair within 24 hours.

  • While this seems like a silly question, it’s one we receive quite often. With the newest LED technology, light bulbs are lasting an average of 25,000 hours, or approximately three years. This is much longer than years past, and sometimes homeowners forget that eventually the bulbs do need to be replaced.

  • More often than not when we receive this question, the homeowner is specifically referring to the faucet farthest from the hot water heater, and in many homes, this is the master bathroom. On average it takes about 30 seconds for the hot water to heat up.

    *Tip: If you turn the hot water on in your bathtub for a few seconds, then the hot water in your sink, the hot water will reach your sink faucet much faster. This is due to the large amount of water that travels to your bathtub, versus sink.

  • If your garage door suddenly won’t open, check to see if it’s GFCI is tripped. If so, simply flip the switch back to the “on” position.

  • Simply put, no. Never hire someone else to fix a warranty repair. You risk voiding your warranty.

Homes by Roth Warranty Information

  • Homes by Roth has a long family run history of striving to build homes we would be happy to live in ourselves. However, not every home is perfect. We strive to properly address all valid warranty claims in a timely manner. Should any items arise during your first year of ownership which you believe are covered by our warranty, please read the following information to know what to do.

    Your home comes with a separate written, comprehensive, but limited 1-year warranty (the “Warranty Document”), which contains all the terms, limitations, and exclusions of our warranty for your home. Please see the Warranty Document for details. This “Warranty Information” sheet is intended to summarize certain items that regularly arise. To the extent of any conflict between the Warranty Document and this Warranty Information sheet, the Warranty Document shall control.

    If you desire to assert a warranty claim, please submit it through our website, homesbyroth.com. We try our best to provide at least an initial response to warranty requests in 24-48 hours. If it’s an emergency, we will make every reasonable effort to respond within 24 hours. Urgent issues include plumbing, HVAC and electrical. Please be aware that if you have many smaller warranty items, it may take us some more time to get them scheduled and completed.

    Providing warranty services for a new home is more complicated than for some other products. When you purchase a Homes by Roth home, you purchased several items and work of 50 independent Sub-Contractors and companies. With so many details and people involved, a planned warranty system is essential.

    90-Day Report

    Please take 90 days after closing to allow sufficient time to settle in your new home. As you notice items, jot them down and submit your list to the Homes by Roth Warranty page.

    11-Month Report

    Near the end of the eleventh month from your closing date, you should submit any warranty issues that you might still have. This is also the best time for you to request the “One-Time” repairs which are not covered by the warranty but we voluntarily offer on several components such as drywall and caulking.

  • The home warranty is for the original homeowner and many not transfer to a second homeowner.

    Please submit complete description and pictures of the issues with your warranty claims so we can be sure we can properly analyze coverage and that all covered items and matters are addressed and scheduled accurately and as quickly as possible.

    A newly constructed home will shift as it goes through seasons of cold and heat. It is normal for this to create cracks between drywall and trim. If this happens, the painters can come back for a “One-Time” appointment to fill in the cracks with caulk. Other paint touch-up issues are not covered under warranty.

    All warranty claims must be addressed by our suppliers and sub-contractors. If you have a warranty issue and you invite a 3rd party in to fix it, it will void the existing warranty and you are responsible for the fee.

    We aim to get your warranty claim complete in 30 days of getting the full information unless you are unavailable for access. Some claims can take longer if there is a situation of a back-ordered product or similar circumstance that causes a delay. Likewise, when weather conditions prevent an issue for exterior items, we will address them when conditions are right. This can mean a wait of several months.

    If you are dealing with a Homes by Roth representative or a sub-contractor through a cell phone, please be respectful of their time. Messages or phone calls will not be answered before 8:00 am or after 6:00 pm.

    Warranty appointments and communication needs to be scheduled through email.

    If there are any issues left unresolved from your warranty appointment, please notify our office right away.

  • Exterior items can usually be inspected and repaired without an adult present, provided access is available. The trade will try to contact you the day prior to any visit let you know they will have someone on your property, but this is not always a guarantee.

    Weather can put a delay on exterior warranty schedules.

    Rain is a very tricky force of nature. It can cause leaks and those leaks can be tricky to figure out. If you do get a leak and it is covered under the warranty, we will make every reasonable effort to resolve the issue. Please understand this can take some time.

    Weather

    Weather is not a warranty issue. Arkansas is a beautiful natural state and does come with some unpredictable weather. Homes by Roth is not responsible for issues caused by hard freezes, wind, flooding, etc.

    Yard

    – We established final grade to ensure reasonably adequate drainage away from the home. Maintaining this drainage is the homeowner’s responsibility. If you alter the drainage pattern after closing, or if changes in drainage occurs due to lack of maintenance, the limited warranty is void for that item and matter.

    – Homes by Roth is not responsible for weather-caused damage to un-landscaped yards after the final grade has been established or the closing date, whichever occurs first.

    Sod

    – Sod that dies after closing is not covered by warranty. Sod needs to be watered twice daily throughout the summer. It can take up to 2 years for sod to even out and grow into a full yard.

    – New sod installation and the extra watering that accompanies it can cause temporary drainage problems, as can unusually severe weather conditions.

    – Swales – Homes by Roth does not alter drainage patterns to suit individual landscape plans. Typically, a lot receives water from and passes water on to other lots, so changes in grade can often affect adjacent or nearby lots. Homes by Roth advises against making such changes. After heavy rain or snow, water may stand in swales up to 48 hours.

    – Grade work will settle. Natural settling is not covered by warranty.

    – Heavy rains will create standing water due to the ground being oversaturated. This type of issue should be given at least 1 hour to drain or move. If you have movement in the water through your yard, it is normal. Please give water at least 1 hour to drain.

    – Homes by Roth has no control over yard issues that can be caused by additions done by neighboring yards. Subsequently, anything done to a yard after closing could cause a drainage issue that is not covered by Homes by Roth.

    – The warranty does not cover any vegetation on the lot. This includes yards, trees, and plants as we cannot control homeowner care or weather.

    – Mature trees that were on your property prior to the build of your home can die. This is not covered by warranty. Trees are evaluated at the beginning of the build process, and we keep any tree that is alive that does not affect the build process. Any trees that die after closing is not covered under warranty.

    Irrigation

    – Irrigation systems are the homeowners responsibly for hookup and maintenance. Irrigation systems can be hooked up to the water meter by calling the water department and paying for the meter. Alternatively, Homes by Roth can connect the irrigation system to the house meter. Doing this will increase the water bill so it will not be done without homebuyers’ approval.

    Garage Doors

    – Garage doors are not waterproof. Water can seep into your garage due to heavy rain, flash flooding or a hard directional rain.

    – Garage doors opening and closing can be due to a GFI trip, or the garage door eyes being obstructed or off track.

    Gutters

    Buyers are responsible for cleaning their gutters once we convey title to the property or you otherwise move in. Arkansas has beautiful fall foliage and with that comes a lot of leaves. If you continue to have issues, we recommend getting a leaf guard for your gutters.

    Cedar posts

    Cedar posts used on our exteriors for supports can naturally crack or split over time. This is not a defect or other structural issue unless the split becomes deep enough to see through. This is rare, but if it does become an issue, please contact our warranty website with an attached picture.

    Concrete

    – Concrete cracks. Per the NAHB Performance Guidelines, “minor cracks in concrete floor slabs are normal and cracks are not considered excessive unless they are wider than 3/16 of an inch”. Cracks, pitting, or discoloration is not covered under warranty.

    – Spalling (Surface Chips) – Causes of spalling included repeated hosing of concrete for cleaning, animal urine, radiator overflow, fertilizer, un-cleared snow and ice, ice-melting agents, and road salts from vehicles. Repair of spalling is a home maintenance task.

    – Any coloration differences or texture imperfections are not covered under warranty.

    – Avoid using rock salt or power wash fresh concrete in freezing conditions.

    – Do not drive heavy vehicles on fresh concrete.

    Weatherstrips

    Damage to weatherstrips around exterior doors have a 1-time coverage if noted before closing. Any damaged weatherstrip after closing is not covered under the warranty.

  • Please give at least 24 hours’ notice if you need to reschedule a warranty appointment. If you need to cancel your warranty appointment, we will reschedule you for the next available time.

    If your appointment is missed or a no show, you are subject to a trip charge from the Sub-Contractor and/or Homes by Roth.

    Appliances

    Our warranty excludes appliances, so claims involving appliances must be sent to the appliance manufacturer. Homes by Roth and its typical supplier – Metro Appliances – do not have a warranty department for any appliances.

    Paint & Drywall

    – Any paint or drywall touch ups that need to be done after the blue tape walk through before closing, are not covered under warranty.

    – Your paint colors can be found on your interior choice sheet that was signed in construction phase of your home.

    Flooring & Tile

    – Floating LVP is not a glue down material. It is made to float on top of the slab. It is not uncommon for “soft spots” to occur. These spots can be felt or heard if there is a gap from an uneven slab. This is not a warranty issue.

    – Natural settling of your home is common. The closing walk through is a time to confirm that tile and grout areas are in acceptable condition. We will repair or replace cracked, badly chipped, or loose tiles noted at that time. Homes by Roth is not responsible for variations in color or discontinued patterns. New grout may vary in color from the original. It is the homeowner’s responsibility to seal all ceramic tile for upkeep and long-term durability. Please note that sometimes sealing can sometimes darken the grout color.

    – Cracks appearing in grouting of ceramic tiles at joints or junctions with other materials are commonly due to shrinkage. Homes by Roth will repair grouting, if necessary, one time during the first year. We are not responsible for color variations in grout or discontinued colored grout. Any grouting or caulking that is needed after that time is the homeowner’s responsibility.

    Condensation

    Condensation results from weather conditions and a family’s lifestyle. Homes by Roth has no control over these factors. The limited warranty coverage excludes condensation.

    Countertops

    – Quartz and Granite can have color imperfections that are not covered under warranty.

    – Granite can have small, natural pitting that is not covered under the warranty.

    – Items separating from walls – Separation of countertops from walls, backsplash, and around sinks results from normal shrinkage of materials. Homes by Roth will re-caulk these areas one time during the warranty period. Subsequently caulking will be a home maintenance responsibility following that one-time visit.

    Plumbing

    — Hot water – on average, hot water should not take longer than a minute. If a lot of hot water has just been used in one part of the home – it may take longer to get hot water to another part of the home across the house, especially on the other end of the house or upstairs, due to the water heater having to refill up & reheat. If it’s taking more than a minute and no hot water was recently used, then there could be an issue.

    — Water Heater – a standard 50G water heater is more than efficient for any home that is under 2800 sq ft. It should have no problem servicing the home. For any home with 2800 sq ft or more, Homes by Roth adds an additional water heater to accommodate the home.

    — Kimbel Mechanical is Homes by Roth plumber and must service warranty items to continue the coverage. If the home buyer has their plumbing serviced by another plumber without the recommendation from Kimbel will void the warranty.

    1. Normal living wear and tear items are not covered under warranty.

    2. New construction homes are pretreated for termites through West Termite. We do not treat or cover treatment for other pests in or around the home.

    3. There are several things that can stop working due to a GFI tripping. Sometimes inspectors can trip them during inspection and miss resetting them. Please try resetting the GFI before submitting a warranty claim.

      1. Whirlpool jets (GFI unit is usually in the master closet or master toilet room)

      2. Outdoor electrical (GFI is usually found on one of the garage walls)

    4. Light bulbs are not covered by warranty. LED lights will flicker before they go out. If flickering starts, please plan to get new LED bulbs to be replaced soon.

    5. Recommendations made from a professional inspection report at the end of the year warranty contract are not covered under the warranty.

    6. Storm damage is excluded from warranty coverage. Notify your homeowners insurance company if storm damage is discovered.

    • Change air filters every 3-6 months.

    • Change batteries in fire alarms every 6 months.

    • RPZ’s need to be winterized every year.

    • Irrigation Backflow prevention once a year. The city will send out a notice to remind you of this and a list of recommendations.

    • Dryer maintenance (lint) is to be maintained by the homeowner. Your dryer vent needs to be cleaned out periodically.

    • Unhook water hoses from your home before temperatures hit freezing.
